She is a real estate concierge. We’re going to talk about that in just a minute. But Celia, welcome back to the Legends Airwaves. How are you?

Last we talked, you left us hanging, a cliffhanger if you will. There’s some new policy, there’s some new changes in the real estate realm nationwide. Can you tell us about this?

Yes, there will be some changes in the real estate realm because of some lawsuits that have been going on. And the National Association of Realtors has come out and defined some of the changes. They don’t affect us as much in Colorado because our contracts are clearly defined around compensation for both the listing agent and the buyer agent. That compensation has always been negotiable and it’s always been broken down within our contracts. So the seller can decide what they want to pay the buyer agent as well as what they want to pay their listing agent, and they can decide whether or not they want to pay the buyer agent anything at all. The biggest change we’re going to see here in our state is that it will not be listed in the MLS any longer for all real estate agents to see and know what that is. So we as agents are just going to have to figure out a way of communicating that with each other. But just for those sellers out there that have heard different things and read different things on the internet or in the newspaper, You have never had to pay the buyer agent fee. It’s always been negotiable. But there are reasons out there that you would want to do that. And we can hit that next week if people are interested in hearing the other side of that, the buyer’s agent side of that. But just know that we’re not affected largely by this because those things have always been defined in our contracts and have been negotiable.

Yes. And as you mentioned off the air with me, contracts are always negotiable. So exactly. I understand it fully. And folks, remember, you can always call and ask Celia to have her explain it to you one on one. She’s certainly happy to do that and appreciate you bringing that up because that really helps a lot of us out here. But I also wanted to mention the fact that, you know, as we stated in the beginning, you’re not only a senior real estate specialist, we’ve defined that many times. But you are, and I wish I could take credit for this, but credit goes to you. It’s the perfect term for what you do and who you are. You are a real estate concierge. Now people know what that word is. It’s French, but you’ve been to a hotel before, but this is really amazing and it so fits you. Can you kind of explain to us how that came to you?

absolutely um yeah it’s just i i it came to me one day and it just defines me perfectly in that um when i’m working with people whether on the buying side mostly on the selling side this comes into play but i’m i’m we’re we’re balancing a bunch of different pieces right we’ve got things that might have to be done with the yards and things that might have to be done with the interior Some things that might have to be done with the moving piece and getting things either sold or out of the house. And those different pieces cause stress with sellers. And so what I do is alleviate that stress by balancing all of those pieces, making all those phone calls, getting all those estimates. so that the seller doesn’t have that on their plate and that I can go ahead and then give that information to the seller. They can choose what they want to do or what they are comfortable doing. And then I go ahead and set all the appointments and everything based on what they’ve approved.
