Last week, we talked a little bit about some changes that are going on nationwide, and I think we should discuss them further because you have some more information for everybody.

I do. Last week, we discussed more from the seller’s perspective about compensation to agents, but we didn’t really talk about the buyer’s perspective. So again, I have to reiterate that in Colorado, we have some of the best contracts in the country because they have already put these things in our contracts decades ago. But there is a section in the buyer agency contract, which is the contract between the buyer and their agent. And that section talks about compensation to the agents. And it’s always been in there that the buyer may have to pay their agent if the seller is not paying the buyer agency fee. So that is something that nationwide hasn’t always come up because the seller was always really expected to pay that. And now that that can of worms has been open per se across the country because it wasn’t in the contracts. It’s just important to reiterate that buyers may have to pay their agents if sellers decide not to pay a co-op to the buyer’s agent. And that is something that you were just discussed with your agents. There are different ways that we can put things in offers where we ask the seller for that that co-op but um it’s just important to discuss this with your by with your agent to go through that section so that you clearly understand what you would be responsible for if you happen to offer on a home where a seller’s not offering to pay that compensation

Okay. See, and this is going to be, and this is going to be something that will be discussed between, as you say, your agent and you, the buyer and or seller. And that’s, that’s going to come up. But again, as Celia mentioned, the contracts, we have the best, really the best in the country. And this stuff has been in there for years. So this is just information for you guys. This is an FYI. The nation is finally catching up to Colorado. That’s what it sounds like to me.

And if you’re going to buy, you want to make sure you have some great inventory to look at as well and make sure all of your finances are in order. You can help people with all of that. Absolutely. Yes. We can get that house prepped and do whatever is needed to get it in a place where we attract the right type of buyers. And then as far as financing goes for buyers, I have great lenders in place as well. They’re just fantastic.
