Buyers and sellers, let's talk about this week, the buyers in the world of real estate in this area. I know you have some information that might be really helpful to some people out there right now.

Yes, gosh, it is a buyer's market right now. So that just means for all the buyers out there, it is a really, really great to purchase. Um, and the reason for that is that buyers currently have the upper hand. We have a lot of sellers out there that have been sitting for a little while. Um, and they're getting a little bit frustrated and some of them have, have reasons and deadlines where they need to move. Um, And so those people are more willing to kind of bend over backwards to get their home sold. And so, you know, if we find one like that, that you are willing to purchase, then we can really work with that seller to make that happen for you. But currently, I can tell you, I'm helping my buyers to take advantage of the market right now. And that's through their offers, using really strong negotiation tactics around price and concessions, inspection items, and even inclusion. So It's a great time to make a purchase. And for those buyers out there that are worried about rates, those will change. Oh, sure. We even had a slight dip recently. So it's just you have to be ready to go. You have to be pre-qualified. Pre-underwritten, if possible, and I can discuss that with people if they need to, but be ready. It's a great time.

Okay. Some of us are seniors, and I know a lot of people out there have just joined the Legends family, and they're starting to listen. And I want people to know that there's a very special aspect of what you do for people. You are a senior real estate specialist. That's a big deal for people 55 and older. I mean needs change as we get older. You know, a 55-year-old guy or gal, their needs could be different from a 65-year-old man or gal. It's what people need to know. You specialize in this, do you not?

I do. I do. And I typically see with my seniors a few of the same reasons for needing to make a move. And those typically revolve around just either downsizing because they're empty nesters and maybe they need less space or maybe a spouse has passed and they just don't need the same footprint that they had before. Then there's those that just want a right size, which means they just need a different style of home, probably a ranch style. They want everything on one level to make it a lot easier. Or maybe they need to right size but add a couple bedrooms because now they have grandkids that are coming over.

Yeah. And they're expecting a bigger family to drop in over the holidays. And then there's those that have more physical needs or mental needs and just need maybe they need to move because they need more assistance with their daily lives. Maybe they live rurally and they need to be closer into the city, closer to their doctor or a nearby hospital or just some things that they need for their daily lives as well.

Always good to have you on. The market. Here we are. Basically, I would call it summertime. What's the market doing these days?

Yeah, I would call it summertime as well.

The market is having its traditional kind of seasonal shift. So as far as homes on the market, you know, as long as they're pretty much well positioned, they're moving well. And I would say well positioned means that they're priced well for this current market and they're also prepped as best as they can possibly be. So as long as sellers can kind of wrap their heads around the pricing of this market and get their home ready to go, they're in a good position to get it sold in a reasonable amount of time. Our days on market right now is 42 days, so it takes a minute to get something sold. And just for those sellers that have been sitting out there maybe – 59% of homes currently are being closed at under their asking price. So just know that, you know, if you sat for 42 days, the market kept moving downward. And so those new offers coming in are going to be lower because you priced it for a market that was a couple months ago.

Yeah. And of course, right now, it is, as you said, a buyer's market. And of course, we have cycles throughout the real estate scene, the real estate realm, if you will. And that's just where we are right now.

So that's where we are in a buyer's market with sellers just having to... Really, just with their mindset, be ready to price it well and just make it the best possible.

Hey, you know, we have new listeners all the time, and sometimes I forget that, and I realize that perhaps they've never heard a conversation between you and I, and I want everybody to know that you are everyone's real estate concierge. should they wish you to be so. And that means you pretty much can perform any service in the world of realty. In fact, you can. You do estate sales. You're able to help buyers, sellers, and of course, you're a senior real estate specialist. And that means a lot for people that are 55 and older. People at 55 have different needs than people at 65, and on it goes. You're familiar with all of that, aren't you?

And another cool thing is And I used to think this might be just kind of a one-off, but you've seen many of these instances where people inherit properties, homes, and they really don't know what to do with them. I do. That happens quite often. It's amazing. People just give me a call and we talk it through, whatever the situation might be.

I also wonder, you know, the process of, let's say, buying and selling, obviously different. And we've talked about this before. If you are going to sell your home, you really need to get ready, get that home ready, get that property ready, get the curb appeal going, get things fixed. That's called prepping, right?

And that's how you make your home, your property shine amongst the others in a bigger, better way. And I guess with inventory, that's what you want to do. You want to have the best and brightest property possible. that people can see, right?

Absolutely. It's just so important, especially in the market we have now where there are more listings on the market right now. So you want to make sure that yours is in the best possible place to attract those buyers that we need to come to the home.

And another thing is when people are buying homes, they may have a specific desire, a school choice, a neighborhood choice, And you're familiar with the neighborhoods throughout the Denver area, outside of Denver, too. So that's another big, oh, let's call it a stressor that people have that will be alleviated by you. You do know Colorado quite well.

I do. I do know Colorado quite well. I know almost all of the neighborhoods and the school districts. And schools are big, you know, for people that have children.

I've been watching too much Gunsmoke, I'm sure of it. You know... Gunsmoke in those days, houses, you know, they weren't really the houses that we see today. And when people were prepping to sell homes back then, it wasn't a big deal. But today, if you want to sell your home for top dollar, Celia, you want that thing prepped, staged, curb appealed, the whole nine yards, maybe 10 yards, right?

Exactly. Yep. As many things that you're able to do as possible is the best route.

It is. And financially feasible too, because that's, here's a cool thing about what you do, Celia and everybody listen to this. She will come to your property, your home and go through everything. She does a triage. She makes a list of things that need to be addressed immediately. And on it goes. But some of these things you can do, let's just say on the cheap, if you have some guidance. Well, that's where Celia comes in, in this particular area, because prepping is so important. We've discussed, I mean, there's a lot of people out there looking for homes, but there are a lot of homes. So you want yours to stand out.

Exactly. Yeah, it needs to stand out so that it doesn't sit too long. Sometimes that's difficult for people to sit through and keep their home ready for showings because it's not normally how you would live. And there gets to be high anxiety if it's sitting too long, and we just don't want that to happen.

No, you don't. And it can be little things that mean a lot, as the song goes. I date myself. But it's also interesting, Celia, that I've been wanting to ask you this. Is it important to have a fresh paint job on the home inside and out?

I would say exterior if you need it, if it's very visible from the curb side. It's always nice to have a fresh coat of paint if you can do it. Interior, I highly recommend it. Yeah. You know, people like kind of a new, clean canvas to start their new life with. And if we can provide that, that's really the best case scenario.

And also that smell of fresh paint and all that, that's kind of a newness smell. That plays heavily on the psychological aspect of a buyer. Absolutely. And by the way, I want to mention this to you seniors out there, 55 and older, and I'm in the group too, so I can make jokes, but I won't. You have a friend in Celia Zaharis because she's a senior real estate specialist. And quickly, just kind of develop that for a minute, if you would, Celia.

Yeah. So the senior age group is 55 plus, and I really enjoy working with that group of people and And they just have different needs than the younger age. Exactly. We're often finding that they're empty nesters, that they have a wonderful home, but it's just too big for them. The yard works too much. And they would really like to go off on the weekends or even during the week and do the things that they really enjoy or would like to learn something new. And they just feel bogged down or a heavy weight with this home on their shoulders that just doesn't fit them.

Well, we're getting there. We're getting through spring. We've talked about inventory. We've talked about buyers and sellers. And specifically, there are different buyers and sellers. There are seniors out there that even right now are thinking about, you know, I'd like to move. I'd like to get out of my two, three, four-story home and maybe go to a single level. I haven't moved in years. I need some guidance. Well, it turns out, Celia, that you, yes, you are a senior real estate specialist. And what does that mean for the seniors out there?

That means that for that age group, 55 and over, I primarily work with them on whatever their needs are because there are different needs than the younger set that maybe are starting to grow families or their families are growing. So the 55 plus group usually are becoming empty nesters or have been for a little while. And they're realizing that the lifestyle in the home that they're in just isn't working for them any longer and they want to make a change usually to free up some time or free up their minds from from all the things that they have in the house or you know it's it's usually about freedom and just making a lifestyle change that's exactly right and of course 55 then you're 65 75 even those uh

Those different ages, well, differentiate the needs as well. And so you are aware of all those needs and you're able to help people, especially when it comes to prepping. If people are going to sell their home, they haven't done this in years. And so that's a big thing. You're going to help them with that.

The market? The market is busy. Good. We have... Lots of seller activity. So sellers, I think, have been kind of pent up wanting to sell and holding back over the last couple of years. And now the floodgates have opened. We have really high levels of listings coming on the market, higher than we've had in several years. So for those sellers out there, because we have so many listings that are on the market and coming to the market, it's very important that you stand out. And that means it has to be prepared well. The condition has to be the best it can be for your home and your ability, as well as the pricing has to be just right.

Yeah, absolutely. And you need somebody to help you through this. to guide you through this and I've said this many times Celia most of us we haven't bought or sold a home in a long time you do it all of the time you're helping people so you know how to help people get prepped for selling and as you say it's got to be the best it can be the curb appeal the staging certain things have to be fixed see I'm actually learning from you all these things I've learned from you Celia but there's so much more to it but you need to see the property And once you come in there, I mean, you talk about floodgates. Floodgates of ideas will open for you and the client, right?

Hey, you know the market. Why don't we do an overview? I know you've got some information for everybody. Buyers, sellers, the whole schmear, right?

Absolutely. So yes, the market is acting as it normally does in the spring or heading towards spring. We've got a steady increase in inventory, which is fantastic. And the market seems to be absorbing that increase in inventory because we've had such pent-up demand in the buyers. We're seeing rates sneak down just a little bit. And it's been that way since January. It's just a very, very slow progression downward. Right. But buyers are taking advantage of that fully, and we've got in the past week another big surge of showings happening. And there are some sellers out there that are sitting a little bit longer, but that surge is across the board with the increase in inventory. So every seller just needs to be a little bit patient. You need to be positioned very well, and that just means you need to be prepared.

You've got to be prepared, and that is prep work. And a lot of people need a little guidance in that area because they're not buying or selling a home every day. So that's where you come in with the guidance, Celia. I mean, you can go over to the property and help them right now.

Right now, yes. You know, it just takes having me over. We take a quick look and we discuss what the immediate needs are. And it varies between every individual and every property. So... It's not a scary process and some people I think do get concerned you know, what does my house need? Do I need to replace this? Do I need to replace that? And the answer might be yes, but it also might be if you don't have the funds to do that, then we'll get creative in how we can make that happen for a buyer who might need something replaced.

I'm doing really well, Tron. Thanks for asking. Absolutely. You know, I wanted to ask you about this, and you and I were talking off the air. And I was going to ask Celia to explain to you guys what happens, what could happen, what can happen when you inadvertently perhaps inherit a home. Maybe you don't want to pay those property taxes. You don't need an extra home. Well, it turns out, Celia, you had a call on that yesterday. So that was kind of interesting.

Yes, I did just have a call on that yesterday. And I have that come up quite often, actually. You know, a family member passes and some people don't realize that they've been named in a will and they've got this property suddenly that they need to deal with. And so they give me a call, and we just kind of go through some initial steps. You know, what's going to happen with the belongings inside? Are there other family members that would like to have any of the items? Are you the only one that's named on the will?

Oh, yes, right.

Is there another person? Is there another party that I also need to communicate with so that we can work this through together? And then different things such as... We've got to figure out if you're the personal representative or if we need to go through a probate process to get that named by the court. There's a time period that needs to happen until we can actually sell the home. But that time period is perfect for getting rid of the items that are inside, cleaning the home up, or making repairs, whatever is needed to get it prepared to go ahead and list it.

So really, it's not that unusual for this to happen. You know, our parents get older and uncles and aunts, and sometimes you find yourself in a will that you didn't know you were going to be in one. So it's not that odd or unique, is it?
