Tron Simpson with you on Legends 8, 10 a.m. and 95.3 FM. We have our real estate concierge, our senior real estate specialist with us now, Celia Zaharas with Colorado Home Realty. So many titles. Celia, how are you?
SPEAKER 01 : 0:14
I'm doing well, Tron. Thank you.
SPEAKER 02 : 0:16
Last week, we talked a little bit about some changes that are going on nationwide, and I think we should discuss them further because you have some more information for everybody.
SPEAKER 01 : 0:25
I do. Last week, we discussed more from the seller's perspective about compensation to agents, but we didn't really talk about the buyer's perspective. So again, I have to reiterate that in Colorado, we have some of the best contracts in the country because they have already put these things in our contracts decades ago. But there is a section in the buyer agency contract, which is the contract between the buyer and their agent. And that section talks about compensation to the agents. And it's always been in there that the buyer may have to pay their agent if the seller is not paying the buyer agency fee. So that is something that nationwide hasn't always come up because the seller was always really expected to pay that. And now that that can of worms has been open per se across the country because it wasn't in the contracts. It's just important to reiterate that buyers may have to pay their agents if sellers decide not to pay a co-op to the buyer's agent. And that is something that you were just discussed with your agents. There are different ways that we can put things in offers where we ask the seller for that that co-op but um it's just important to discuss this with your by with your agent to go through that section so that you clearly understand what you would be responsible for if you happen to offer on a home where a seller's not offering to pay that compensation
SPEAKER 02 : 2:01
Okay. See, and this is going to be, and this is going to be something that will be discussed between, as you say, your agent and you, the buyer and or seller. And that's, that's going to come up. But again, as Celia mentioned, the contracts, we have the best, really the best in the country. And this stuff has been in there for years. So this is just information for you guys. This is an FYI. The nation is finally catching up to Colorado. That's what it sounds like to me.
SPEAKER 1 : 2:27
Exactly.
SPEAKER 02 : 2:29
Now, you know, more importantly is to get your house ready if you're going to sell. And if you're going to buy, you want to make sure you have some great inventory to look at as well and make sure all of your finances are in order. You can help people with all of that. That's why you are real estate concierge.
SPEAKER 01 : 2:45
Absolutely. Yes. We can get that house prepped and do whatever is needed to get it in a place where we attract the right type of buyers. And then as far as financing goes for buyers, I have great lenders in place as well. They're just fantastic.
SPEAKER 02 : 3:01

Tron Simpson with you on Legends 810 AM and 95.3 FM. This is when we get to talk to Celia Zaharis of Colorado Home Realty. Yes, she is a senior real estate specialist and she's much more than that. She is a real estate concierge. We're going to talk about that in just a minute. But Celia, welcome back to the Legends Airwaves. How are you?
SPEAKER 02 : 0:19
Doing really well, Tron. Thank you.
SPEAKER 01 : 0:21
Last we talked, you left us hanging, a cliffhanger if you will. There's some new policy, there's some new changes in the real estate realm nationwide. Can you tell us about this?
SPEAKER 02 : 0:31
Yes, there will be some changes in the real estate realm because of some lawsuits that have been going on. And the National Association of Realtors has come out and defined some of the changes. They don't affect us as much in Colorado because our contracts are clearly defined around compensation for both the listing agent and the buyer agent. That compensation has always been negotiable and it's always been broken down within our contracts. So the seller can decide what they want to pay the buyer agent as well as what they want to pay their listing agent, and they can decide whether or not they want to pay the buyer agent anything at all. The biggest change we're going to see here in our state is that it will not be listed in the MLS any longer for all real estate agents to see and know what that is. So we as agents are just going to have to figure out a way of communicating that with each other. But just for those sellers out there that have heard different things and read different things on the internet or in the newspaper, You have never had to pay the buyer agent fee. It's always been negotiable. But there are reasons out there that you would want to do that. And we can hit that next week if people are interested in hearing the other side of that, the buyer's agent side of that. But just know that we're not affected largely by this because those things have always been defined in our contracts and have been negotiable.
SPEAKER 01 : 2:03
Yes. And as you mentioned off the air with me, contracts are always negotiable. So exactly. I understand it fully. And folks, remember, you can always call and ask Celia to have her explain it to you one on one. She's certainly happy to do that and appreciate you bringing that up because that really helps a lot of us out here. But I also wanted to mention the fact that, you know, as we stated in the beginning, you're not only a senior real estate specialist, we've defined that many times. But you are, and I wish I could take credit for this, but credit goes to you. It's the perfect term for what you do and who you are. You are a real estate concierge. Now people know what that word is. It's French, but you've been to a hotel before, but this is really amazing and it so fits you. Can you kind of explain to us how that came to you?
SPEAKER 02 : 2:46
absolutely um yeah it's just i i it came to me one day and it just defines me perfectly in that um when i'm working with people whether on the buying side mostly on the selling side this comes into play but i'm i'm we're we're balancing a bunch of different pieces right we've got things that might have to be done with the yards and things that might have to be done with the interior Some things that might have to be done with the moving piece and getting things either sold or out of the house. And those different pieces cause stress with sellers. And so what I do is alleviate that stress by balancing all of those pieces, making all those phone calls, getting all those estimates. so that the seller doesn't have that on their plate and that I can go ahead and then give that information to the seller. They can choose what they want to do or what they are comfortable doing. And then I go ahead and set all the appointments and everything based on what they've approved.
SPEAKER 01 : 3:47
It is absolutely the perfect term. Real estate concierge, Celia Zaharas with Colorado Home Realty. And remember folks, she alleviates all of that stress. It's probably been a long time for many of us who have bought, when's the last time we bought and sold a home? And some people are doing both at the same time. That just creates stress in the mind. Celia is going to take that stress away because she does all of these things and she will walk you through it. You have questions about your own personal situation, call her, text her. If you're on the fence about buying or selling right now, she will help you get off that fence. But please contact her with any questions, okay? You can text her right now as a matter of fact. And please share your phone number with everybody. It never changes.
SPEAKER 02 : 4:29
Absolutely. My number is 303-949-3107.
SPEAKER 01 : 4:35
